OverviewPatrick is a member of the firm's real estate group and focuses his practice on the development, financing, acquisition, leasing and disposition of real estate assets. Patrick has experience representing clients with regard to office, retail and multifamily real estate projects. In addition, Patrick counsels clients on various aspects of real property taxation and valuation.
In 2010, Patrick was appointed by Mayor Adrian Fenty to serve on the District of Columbia Board of Real Property Assessments and Appeals. Representative Experience
- Representation of Federal Realty Investment Trust in connection with the formation of a joint venture and acquisition of a controlling interest in Montrose Crossing, a 357,000 square foot existing shopping center with an adjacent developable parcel in Maryland. The $127M purchase also involved an $80M loan from Allianz Life Insurance Company of North America.
- Advised developers in the acquisition and disposition of transferrable development rights (TDRs) for projects in the District of Columbia.
- Represented a real estate fund in structuring a joint venture to acquire a mixed-use development in the Capitol Hill neighborhood of the District of Columbia
- Counseled a developer in connection with its construction and financing of a 291 unit apartment complex with a ground floor retail component
- Advised developers in establishing conversion condominiums in the District of Columbia
- Served as counsel to lenders and borrowers on numerous transactions involving senior and subordinate debt
- Represented a global financial services firm in a sale-leaseback transaction involving a portfolio of 52 commercial properties
- Represented the developer of The Meadowlands in the initial lease-up of the retail and entertainment complex
- Counseled a family partnership with regard to the leasing of its portfolio of office buildings in the District of Columbia
