Christian Regnier guides real estate developers through the highly regulated process of obtaining permits and approvals for urban and suburban development projects. Chris assists clients in overcoming the notoriously high barriers to entry in land use, sustainable development, and environmental compliance.
Chris creates pathways to permitting for mixed-use developments, multifamily, retail, office, hospitality, and institutional (educational and medical) projects throughout Boston and the Commonwealth of Massachusetts. His experience includes working with Article 80 of the Boston Zoning Code, M.G.L. Chapters 40A, 40B, and 40R (Smart Growth), Chapter 91 (Waterways), and the Massachusetts Environmental Protection Act (MEPA). A significant portion of Chris’s work includes representing multifamily developers in the mid-Atlantic region and Massachusetts, including work on inclusionary and workforce housing programs.
Chris also counsels developers – including developers of master planned projects– and owners on acquisitions, dispositions, and condominium creation.
Guiding Industry Growth
In an ongoing effort to make a positive impact on the real estate industry, Chris works closely with colleagues from NAIOP, the Commercial Real Estate Development Association, and other stakeholders on a variety of policy, legislative, regulatory, and other matters affecting the commercial real estate industry.
Leading Pro Bono and Inclusion Efforts
Committed to serving the communities in which he works, Chris is an active participant in the firm’s award-winning pro bono efforts. He also serves as a co-chair of the firm’s Inclusion Advisory Committee, which focuses on advancing the firm’s diversity and inclusion efforts.

The master developer of an approximately 10.5-acre mixed-use project in Allston, Massachusetts, including four buildings comprising a new Stop & Shop grocery store, up to 868 residential units, 350,000 square feet of life science uses, up to 50,000 square feet of retail uses, and new city streets and intersections.
Developers, including King Street Properties and Samuels & Associates, on life science projects in Boston, and suburban Massachusetts, including: a project in Allston comprising two buildings and approximately 525,000 square feet of life science space and residential use; a project in Allston comprising approximately 93,000 square feet of “graduation” life science space; an approximately 531,000 square foot life science project including an innovative civic building in the Fenway neighborhood of Boston; an approximately 550,000 square foot life science and office building, including an approximately 50,000 square foot grocery store in Allston; and a four building, approximately 715,000 square foot life science and GMP manufacturing project in Westborough, Massachusetts.

Massachusetts General Hospital, in Institutional Master Plan and Large Project Review approvals and associated permits and approvals for new hospital buildings, including the Lunder Building and Ragon Building, and a museum building.
